The Home Selling Process
Selling a home is one of the more complicated experiences someone will go through in their life. Fortunately, a realtor will help you navigate the home selling process. If you have more questions about selling your home, please contact me and I will be happy to help you.
Before Your Home is Listed:
Before your home is listed, you and your real estate agent will:
Prepare Competitive Market Analysis (CMA) to price your home correctly
Execute listing agreement
Prepare a profile sheet
Prepare an advertising schedule
Prepare a marketing plan
I will suggest cosmetic improvements when applicable
Discuss the possible placement of a home tender. A tender is like a closed silent auction with the goal of bringing the best price to the table
Take photos of the property and schedule a photo session if applicable
Week 1
After we have a profile on your home, we will do the following:
Accept, process, and submit listing
Enter listing into MLS database
Place “For Sale” sign and lockbox on the property, if appropriate
Add photo gallery online
Schedule listing for next available office tour
Promote listing at next sales meeting
Prepare advertising copy and schedule ads
Week 2
During the next week, I will:
Mail out “Just Listed” cards to appropriate neighborhoods
Prepare and submit property information for promotional distribution
Report activity to you
Promote and hold broker open house
Week 3
After two weeks on the market, I will:
Promote and hold public open house, if appropriate (advertised in Houston Chronicle)
Report activity and feedback from showings to you
Week 4
As we come up to the end of your first 30 day, we will:
Follow-up with agent showings
Report activity to you
Provide seller with first 30-day report, including summary of marketing efforts, suggested
Marketing changes and copies of all advertisements a place to find your home
After The First 30 Days of Your Home on the Market:
If your home is still on the market after 30 days, we will complete the following activities on a weekly or monthly basis:
Weekly:
Follow-up with prospects and agents who have seen property
Report activity and feedback to seller
Promote listing with other agents
Sales meeting discussions
Monthly:
Advise real estate community of status changes
Review current market statistics with seller and revise pricing and marketing strategy, if appropriate
Schedule and promote broker open houses and possible public open houses
Review feedback from agents and prospective buyers and suggest implementation of appropriate changes
Prepare monthly written report of activity and agents’ comments for seller
Coordinate advertising and provide copy to seller
Re-contact all agents who showed property to advise of any status changes
Continue to promote property until it is sold
After You Accept an Offer:
Congratulations! You have accepted an offer to sell your home. The next steps include:
I will assist you with transaction details, from contract to closing
We will provide an estimate of closing costs
We will coordinate inspections when needed
I will facilitate your communications with buyer regarding inspection issues
Meet with appraisers and provide comparables
Apprise seller of timetable for contract compliance
Initiating conversations with title company regarding any title issues
Scheduling contractors or workmen to perform repairs
Review closing checklist
